A PCS to Joint Base San Antonio comes with enough moving parts. This guide covers what military buyers should decide before they arrive, in the order that actually matters.
The calendar is the most important document in a PCS. Work backwards from your report date to figure out when you need to be under contract, and budget buffer time for inspections, appraisals, and the lender's schedule.
Money comes second. A preapproval tells you a realistic monthly payment, which matters more than the list price. If you plan to use a VA home loan, get a Certificate of Eligibility early and confirm your lender's underwriting timeline before you shop.
Joint Base San Antonio spans more than 35 miles across the metro. Lackland sits on the west side, Fort Sam Houston just north of downtown, Randolph in Universal City to the east-northeast, and Camp Bullis to the northwest. Each one points to a different set of viable areas.
Your drive to the gate should be decided with your assignment in mind. A home that is a reasonable commute from your unit is worth more to your daily life than one that photographs well but adds an hour each way.
A VA loan can be a strong fit in Texas: no down payment in most cases and competitive terms. The tradeoff is that VA appraisals and VA requirements are non-negotiable parts of the process, so the lender, the appraiser, and the VA all have a say in the deal.
VA loan assumptions are a different option. A qualified buyer can assume an existing VA mortgage at its original rate, which is valuable when market rates are higher. The entitlement rules differ depending on who assumes the loan, so it pays to understand the specifics before choosing between an assumption and a new VA loan.
