Experience in practice
Behind the aggregate numbers are specific kinds of work done over and over: military moves, remote purchases, new construction, compressed timelines, appraisals, and VA loan assumptions. The examples below are anonymized summaries of situations Tami has handled; names and identifying details are left out.
A service member with orders to Lackland needed to buy within a compressed reporting window. Tami worked backwards from the report date, lined up a lender and inspection early, and closed with days to spare before the report requirement.
Buyers in another state selected a San Antonio home, toured it virtually and through a detailed walkthrough, and closed without stepping inside. Tami coordinated the inspection, the appraisal questions, and the signing schedule from a distance.
A new construction buyer used Tami as independent representation rather than the builder sales center. She compared builder incentives against resale value, flagged contract terms, and negotiated on the buyer side of the transaction.
A spouse deploying on a fixed date needed the household sold and closed before departure. Tami priced the home against current data, listed with runway, and structured the contract so the closing date cleared the departure date.
