A VA loan assumption lets a qualified buyer take over an existing VA home loan at its original rate and terms. Here is how it works, and where the fine print lives.
VA home loans are assumable when the home is sold. The new borrower accepts the original interest rate, the remaining balance, and the remainder of the original term instead of taking out a brand new mortgage at today's rate. When market rates are higher than the note rate, an assumable loan can be a real advantage.
Not every VA loan can be assumed by every buyer, and the lender must approve the assumption. A VA funding fee of 0.5% of the loan balance generally applies unless the borrower is exempt.
The critical detail is the seller's entitlement. If the assuming buyer is not an eligible veteran who substitutes entitlement, the seller's entitlement stays tied to the loan and the seller keeps liability unless VA releases it.
When the assuming buyer is a veteran with sufficient entitlement who will occupy the home, substitution lets the buyer use their own entitlement, restore the seller's, and release the seller from liability. Same transaction, very different outcomes depending on the entitlement math: that is why this needs an experienced hand.
