Buying near Camp Bullis starts with confirming the actual duty station, because most activity on the reservation is scheduled training tied to units based elsewhere. The main gate sits at 6457 Camp Bullis Road off Loop 1604, and the practical search area runs from northwest San Antonio to Leon Springs, Fair Oaks Ranch, Helotes, and Boerne. Before an offer, verify the utility setup, because well water and septic are common outside city service areas, confirm the school district and county by address, and test the commute at the time you will actually drive it. The 2026 BAH rate of $1,869 a month for an E-5 with dependents and an August 2026 median price of $299,275 anchor the budget.
Camp Bullis is the training reservation of Joint Base San Antonio, and buying near it starts with a question the other installations do not force: where you actually work. Most activity on the reservation is scheduled training tied to units based elsewhere, so the home search depends on the duty station assignment, the drive to the main gate, and a set of property details that matter more on the northwest corridor than almost anywhere else in San Antonio. This article covers what to verify before you write an offer.
Camp Bullis is a U.S. Army training installation of roughly 28,000 acres about 17 miles northwest of downtown San Antonio, operated as part of Joint Base San Antonio. It is the joint base's primary field training area, used mainly for combat medic training and field medical instruction, with scheduled maneuver and live-fire exercises for active, Reserve, and Guard units. There is no on-base family housing, so every household tied to the training area lives off base.
Most personnel who train at Camp Bullis do not work there every day. The training calendar drives activity on the reservation, and many of the units that use it are based at Fort Sam Houston, at an area support unit, or on a rotation with Reserve or Guard elements. Before starting the search, confirm with the gaining unit whether the assignment is to Camp Bullis itself, to Fort Sam Houston, or to a unit that trains here on schedule. That answer decides which part of the metro to shop, and shopping the wrong corridor is the most expensive mistake a PCS home search can make.
The main entry point to Camp Bullis is the gate at 6457 Camp Bullis Road, at the intersection with Wilderness Trail, open around the clock. It is reached from Loop 1604 at the Camp Bullis Road exit or from Interstate 10 through the northwest corridor. A separate training area gate serves the range areas and is restricted to authorized training activity, so the main gate is the one to plan daily travel around.
Drive times from the communities households use run about 10 minutes from Leon Springs, 10 to 15 from Fair Oaks Ranch, 15 to 20 from northwest San Antonio inside Loop 1604, and 20 to 25 from Boerne in normal traffic. Weekday volume on Loop 1604 and I-10 changes those numbers, and gate activity follows the training calendar rather than a fixed duty rush. Test the route at the time of day you will actually travel it before committing to an area, and confirm the current gate hours on the official JBSA site.
The 2026 Basic Allowance for Housing for an E-5 with dependents at JBSA is $1,869 a month, the same rate that applies across Lackland, Fort Sam Houston, and Randolph. That is down about 3.4 percent from the 2025 rate of $1,935, which matters when a household builds a budget around the allowance. An E-5 without dependents receives $1,500 a month.
The market context comes from the SABOR August 2026 report: the San Antonio area median home price was $299,275, unchanged from a year earlier, homes averaged 82 days on market and sold for about 92.8 percent of original list price on average, sales rose about 4 percent year over year, and inventory sat just under a six-month supply. Along the northwest corridor the range runs from established neighborhoods inside Loop 1604 to larger Hill Country lots toward Fair Oaks Ranch and Boerne, so the budget conversation happens before touring rather than after.
Outside city utility service areas, well water and septic systems are common on this corridor. Leon Springs is unincorporated Bexar County, where Bexar County Environmental Services issues the septic permits and roughly a quarter of the county's wastewater is handled by on-site systems. Fair Oaks Ranch runs a municipal water utility, but a large share of homes in the area rely on septic rather than city sewer. Inside Boerne city limits, public water and wastewater service exist, and outside the limits nearly every home uses a private well and an aerobic septic system.
For a buyer, that means the offer should be conditioned on the right inspections: a well flow and water quality test, a septic system inspection, and confirmation of which utility provider serves the address. For a VA buyer, the home still has to meet the VA's minimum property requirements, and the appraisal reviews the same systems, so a property with an aging well or septic can surface issues in the inspection window rather than after closing. Ask for the utility type, the well and septic age, and the last service records before writing the offer.
The communities around Camp Bullis cross district and county lines, so the answer for a specific house depends on the address, not the community name. Leon Springs and Helotes are served by Northside ISD, Fair Oaks Ranch and Boerne by Boerne ISD, and the corridor toward Bulverde by Comal ISD. Texas assigns schools by address, so the campus assignment should be confirmed with the district's boundary system before an offer.
The county line matters for the same reason. Bexar, Kendall, and Comal counties meet in this corridor, and the county determines property tax rates, septic and permitting rules, and some inspection requirements. Factor the county's tax rate into the monthly payment estimate, and verify the flood zone if the lot sits on creeks or drainage. These are verifiable details, and they are the ones that get assumed wrong when a buyer shops by community name alone.
Tami walks buyers through a short checklist before an offer near Camp Bullis:
Confirm the duty station assignment and the training schedule with the gaining unit.
Drive the route to the main gate at the time of day you will travel it, and verify the current gate hours on the JBSA site.
Identify the utility provider, the well and septic status, and order the inspections and water quality test.
Verify the school district and campus by address, and the county for taxes and permitting.
Check HOA status and any covenants, which are common in newer communities on the corridor.
Confirm the VA appraisal and closing timeline against the report or training date, and work the calendar backward from it.

Often, yes. Outside city utility service areas, well water and septic systems are common in Leon Springs, Fair Oaks Ranch, and the Boerne area. Buyers should order a well flow and water quality test and a septic inspection before closing, and the VA's minimum property requirements apply to the same systems.
Leon Springs and Helotes are served by Northside ISD, Fair Oaks Ranch and Boerne by Boerne ISD, and the corridor toward Bulverde by Comal ISD. Texas assigns schools by address, so confirm the exact campus with the district's boundary system.

Yes. Virtual showings, inspections joined by video, and remote closing steps let the process run from another state. Tami works the calendar backward from the report or training start date so the contract, inspections, and appraisal close in time.
