Growing northeastern city with newer homes and strong I-35 access.. Cibolo is a growing city in the northeastern metro with mostly newer construction and a commuter friendly location alongside Schertz. Buyers whose work or assignment is on the east side of the metro often look at the two together as one search area, and Randolph is the closest JBSA installation.

Cibolo sits roughly 21 to 26 miles northeast of downtown San Antonio, served by I-35 and nearby FM 78. It is a practical base for daily commutes to JBSA-Randolph, the northeast side of San Antonio, and the I-35 corridor toward New Braunfels.
Commute times are approximate and change with traffic, construction, gate access, and time of day.
Most of the housing stock was built in the last two decades, covering everything from entry level homes to estate style lots. Newer construction continues in subdivisions on the edges of the city, with resale inventory made up almost entirely of relatively young homes.

Downtown Cibolo to Downtown San Antonio: roughly 21 to 26 miles, about 30 to 37 minutes on I-35 in normal traffic
Downtown Cibolo to JBSA-Randolph main gate: roughly 12 to 15 miles, about 20 minutes via FM 78 in normal traffic
Downtown Cibolo to JBSA-Fort Sam Houston: roughly 18 to 22 miles, about 30 minutes via I-35 in normal traffic
Downtown Cibolo to New Braunfels: roughly 10 to 12 miles, about 15 minutes on I-35 in normal traffic
I-35 congestion builds at the Loop 1604 interchange and again between Schertz and San Antonio during weekday peaks.
FM 78 through Schertz carries heavy local traffic in the morning and evening.

2000s to today
The bulk of the stock: master-planned subdivisions with brick and stone two-story homes, patio homes, and some estate lots.
New construction is the defining feature of the Cibolo market, with several builders competing in adjacent communities, which works in buyers' favor on price and incentives.
Resale inventory is young and active, and when new home prices push past a budget, nearby resale subdivisions often offer the same layout at a lower number.

Cibolo is primarily in Guadalupe County, with a smaller portion extending into Bexar County.
Property tax rates reflect the county, city, and special districts that serve each address, so the effective rate differs from one side of the city to the other.
The city provides municipal services for homes inside the limits, and unincorporated areas are handled by the county.

Randolph Air Force Base, corridor retail and logistics, city government, and the schools are among the largest local employment anchors, and many residents also commute to San Antonio.
