A suburb between I-35 and Randolph with strong commute options.. Schertz is one of the most direct housing markets for work tied to JBSA-Randolph, sitting just northeast of San Antonio where I-35 and FM 78 meet. It is a commuter base for Randolph, the northeast side of San Antonio, and New Braunfels, and its housing spans established subdivisions and newer master-planned communities.

Randolph is the closest installation, with the main gate about 10 to 15 minutes away on FM 78 in normal traffic, and downtown San Antonio is reachable on I-35 in roughly 25 to 30 minutes. Fort Sam Houston sits about 25 to 30 minutes away via I-35 in normal traffic.

I-35 between Schertz and San Antonio runs heavy during weekday peaks, and the Loop 1604 interchange backs up at rush hour.
FM 78 through town carries heavy local traffic in the morning and evening, especially near Randolph and the retail corridors.

Schertz offers both resale and new construction. Established inventory sits closer to FM 78 and the older core, while newer communities and builder competition extend along I-35 and toward the edges of the city.
Resale is the larger share of the market, and homes here often move on the strength of the Randolph commute and the I-35 access.
