Buying and selling in Boerne.

A Hill Country town with a walkable main street and quick access north.. Boerne sits in the Texas Hill Country northwest of San Antonio, with a historic main street and a strong local food scene. It is the county seat of Kendall County and serves as the primary Hill Country town for commuters headed toward Camp Bullis, the northwest side of San Antonio, and the I-10 corridor.

Guide reviewed September 11, 2026.

Commute and connections

Boerne is roughly 30 minutes from downtown San Antonio in normal traffic, which makes it best suited to work or duty locations on the north and northwest side of town, including Camp Bullis. The drive to the Camp Bullis main gate runs roughly 20 to 25 minutes via Boerne Stage Road or Highway 46 in normal traffic.

Commute times are approximate and change with traffic, construction, gate access, and time of day.

Housing stock

The housing mix includes Hill Country style homes, established neighborhoods near downtown, and newer development as you move out. Land and larger lots are easier to find than inside the city, and a meaningful share of the inventory sits outside the city limits on acreage.

Major highways and commuting corridors

I-10

The primary corridor between Boerne and San Antonio, running southeast to the Loop 1604 interchange and downtown beyond it.

US 87

The highway that becomes Boerne's main street, running north toward Comfort and connecting to the town center.

TX 46

The east-west Hill Country route connecting Boerne to Fair Oaks Ranch, Bulverde, and points toward New Braunfels.

Boerne Stage Road

A local corridor that connects the Boerne area to the Camp Bullis side of the I-10 / Loop 1604 interchange.

Approximate distances and drive times

Distances are point to point by major roads in normal traffic and are approximations. Drive times change with traffic, construction, gate access, and time of day.

Downtown Boerne to Downtown San Antonio: roughly 31 miles, about 30 to 38 minutes on I-10 in normal traffic

Downtown Boerne to Camp Bullis main gate: roughly 15 to 20 miles, about 20 to 25 minutes in normal traffic

Downtown Boerne to Loop 1604 (San Antonio north side): roughly 15 to 18 miles, about 15 to 20 minutes on I-10 in normal traffic

Common traffic considerations

I-10 fills up between Boerne and the Loop 1604 interchange during weekday peaks, and the interchange itself backs up in the morning and evening.

US 87 through downtown Boerne slows during school rush and weekend Hill Country tourist traffic.

Road and interchange construction along I-10 shifts lanes periodically; current conditions change through the year.

Housing styles and construction periods

1950s to 1980s

1990s to today

Resale, new construction, and current market conditions

Both resale and new construction are active in Boerne. Newer subdivisions cluster along I-10, TX 46, and the roads between them, while established inventory sits closer to town.

Local sales data varies widely by lot size and proximity to town, so metro-level figures from the Market Report (San Antonio area MLS, August 2026) are a starting point, not a Boerne specific number.

County and municipal notes

Boerne is the county seat of Kendall County and the county's primary population center.

Kendall County property tax rates apply, and homes inside the city limits also carry Boerne municipal taxes and services.

County, municipal, and special district lines change the effective tax rate from one address to the next, so the specifics depend on the property.
